BIOSCIENCE & TECHNOLOGY BUSINESS CENTER - ACCOUNTABILITY
No matter your requirements for delivery of design and construction services, you deserve accountable use of your dollar. Sometimes project priorities put teams in a difficult position to deliver services where everything is accounted for at the best value. We can bring stability to complicated delivery environments by shining a light on areas that need the most attention. - This new facility on the KU innovation campus was under construction as tenants were identified. This required change orders for tenant finish of technically specific lab spaces integral to each mission. The project experienced significant supply chain and cost challenges with the delivery method employed. Because of the magnitude and complexity of the change orders, Lighthouse was engaged to evaluate all facets of scope, cost, and schedule for these changes. Lighthouse provided a 10% return on investment by reinforcing the design and construction team with a high level of focus on the issues of most importance.
AUBURN WASHBURN HIGH SCHOOL - PROGRAMMING
It is our philosophy to build your facility around your needs. Inefficiencies and short comings are the results of trying to shape your program needs to the built space. Understanding your program goal is the key. We have our eyes open to your needs as opposed to being exclusively focused on construction or design - The new CTE center for WRHS is a forward-facing testament to innovation. Originally the facility was programmed at 60k square foot to duplicate programs while providing additional capacity. By reviewing carefully how the existing programs worked, we were able to provide enhanced use of complimenting space and make room for new pathways. The results were actually a smaller building (50k square foot) with additional program offerings in biomedical and bioscience pathways along with state-of-the-art equipment that will foster excitement by the student. In this example, Lighthouse showed how we can focus more on your mission than just design and construction. Your mission - our mission.
WASHBURN RURAL MIDDLE SCHOOL #2 - IMAGINATIVE APPROACH
When facing challenges, we find that asking the question "why?" is what drives our imaginative approach. Assumptions all start somewhere and are rooted in an understanding of past challenges. It's a part of who we are to be interested in future solutions. - AuburnWashburn had a previously identified location for Middle School #2. The location and inherent traffic concerns presented significant challenges for providing safe traffic flow to and from the facility. By investigating some of the previous assumptions of the community, we were able to identify that the district had access to additional property with some unique features that saved money, increased safety, and provided a long term added value. Lighthouse provided evaluations of pros/cons to the board of education, county, and city to help provide guidance on their best option. The community received a better solution for long term concerns by asking the question "why?".
HESSTON JR./SR. HIGH SCHOOL - UNBIASED GUIDANCE
Hundreds of decisions get made every day in your organization that impact your environment. Your experience in your mission gives you the expertise to make impactful decisions. Our experience in design and construction gives us the expertise to impact your project. When you couple that with our unbiased partnership with your organization you get truly impactful decisions. - Hesston Schools was working through design and budgeting of a phased addition to the existing High School to replace classrooms. As the project developed it was apparent that there were significant cost and schedule challenges. We were advised to bring partners on board through a best value approach for major trades. Lighthouse reviewed the situation for scope, timing and cost and advised that one was appropriate, but others should wait for further development. By postponing selection until final design, Lighthouse was able to avoid hiring a partner significantly more expensive than bids received at final design. One decision-huge impact.
PAULINE CENTRAL - CREATIVE SOLUTIONS
Creative solutions are all about achieving your highest goals. At Lighthouse we see creative solutions as our best asset to help you realize those goals. Our vision to see a better way to achieve your goals is marked by value added as opposed to value traded. - Pauline Central Elementary was in line for new early learning classrooms. When determining locations for the additions, Lighthouse questioned the initial assumptions on the various advantages. When comparing the entire scope for the attendance center, Lighthouse pointed out that there was an opportunity to locate the addition in a way to improve circulation, provide daylight to every classroom, and provide a completely new face to the building. Pauline Central experienced value added because they didn't trade one benefit for another. The return on investment for a creative solution at Pauline Central happened at the earliest moments. NEMAHA CENTRAL HIGH SCHOOL - COMMUINITY CONSENSUS
Public projects must be supported by the community to be successful. Your community support is a major focus at Lighthouse. We do this by actively listening to all concerns. When you engage Lighthouse, we start by engaging in your community. - Nemaha Central is a growing district and was committed to developing facilities to respond to the growth. The initial bond issue did not pass. Lighthouse was then engaged to lead a second bond effort as the challenges were still present. By opening up communication with the community and school staff Lighthouse brought the community together to work towards a community supported bond improvement project. After gaining consensus, the bond issue was successful.
FACILITY PLANNING
We believe in being proactive in our planning. This means avoiding solutions based on what happens to your organization and instead planning solutions that enable your organization to control what happens. It starts with asking yourself where you want to go as an organization. Every community is different and so is your plan. - Lighthouse has been engaged in many bond issues across the state. Silver Lake, Rock Creek, and Concordia all are working with Lighthouse to build consensus around a facility plan that takes control. All schools in Kansas have a similar challenge with regard to funding and needs. We are working to bring this into balance over the short and long term and put the communities on a solid foundation. Sometimes it takes a long time to find balance. Lighthouse is patient and committed to working toward a solution that is truly best for the community.
